Epoxy Flooring Cost by System: What Commercial Floors Cost in Toronto

"How much does an epoxy floor cost?" is the first question most facility managers ask, and the honest answer is that it depends on the system. A thin two-coat epoxy and a trowelled urethane cement floor are both called "epoxy floors" in conversation, but they are very different products at very different prices. Here is how commercial floor systems compare in Toronto and the GTA.

Hardbond's starting prices

Commercial epoxy starts at $2.75 per sq ft, with most projects landing between $2.75 and $5.00 per sq ft. Polished concrete starts at $2.50 per sq ft, typically $2.50 to $4.50. Standard surface preparation is included in both. Your final price depends on the system, the slab and the schedule.

System by system

  • Two-coat epoxy (roller-applied): the most economical coating. Good for dry storage, back-of-house and light industrial areas. Usually at the low end of the range.

  • High-build epoxy with urethane topcoat: thicker, more abrasion- and UV-resistant. A common choice for warehouses, shops and showrooms. Mid-range.

  • Full-broadcast flake: base coat, vinyl flakes to refusal and a clear topcoat. Hides dirt, adds texture and looks finished. Mid to upper range.

  • Metallic epoxy: a decorative, hand-worked finish for showrooms, salons and feature spaces. Upper range, because it takes more labour and skill.

  • Polyaspartic: fast-curing, so areas can return to service sooner. Often costs more per sq ft than epoxy but can save downtime.

  • Urethane cement: thick, thermal-shock and chemical-resistant floors for food plants and commercial kitchens. The highest-cost coating here, and the right one for hot washdown.

What moves the price within a system

  • Slab condition: cracks, spalls, old coatings, glue and moisture all add prep time.

  • Moisture: slabs that fail a moisture test need a vapour-tolerant primer.

  • Size and layout: large open floors cost less per sq ft than small rooms with columns, drains and doorways.

  • Extras: integral cove base, line striping, joint filling and anti-slip aggregate.

  • Schedule: weekend installs are available, and overnight work by arrangement.

Why the cheapest quote can cost more

Most early coating failures come from skipped prep or the wrong system for the space. Compare quotes on the same scope: how the slab will be prepared, how thick each coat is, which topcoat is used and what the warranty covers. Hardbond floors come with a 3-year written warranty.
