Freezers, coolers and cold storage warehouses are some of the toughest places to install and keep a floor. Low temperatures, condensation, hot washdowns and heavy forklift traffic all work against standard coatings. Here is what goes wrong, and what to specify instead.
Why ordinary epoxy fails in the cold
Thermal shock: hot water or steam on a frozen floor makes the surface expand and contract quickly. Rigid epoxy cracks and loses its bond.
Brittleness: many standard coatings get more brittle as temperatures drop, so forklift impacts chip them.
Curing: most resins cure slowly or not at all below about 10°C, so installing in a running freezer needs a cold-cure system or a planned shutdown.
Condensation: warm, humid air at dock doors condenses on cold floors and makes them slippery.
Systems that work
Urethane cement: the go-to choice for freezers, coolers and food processing. It handles thermal shock, tolerates moisture and stands up to impact.
Cold-cure coatings: specialty systems designed to cure at low temperatures, used when the room cannot be warmed up.
Anti-slip aggregate: broadcast into the coating at doors, ramps and wet zones for traction.
Integral cove base: lets floors and wall bases be washed as one surface, which matters in food storage.
Problem areas to plan for
Freezer doorways: the biggest temperature swing and the most forklift traffic. Plan for extra thickness here.
Joints: filled with a semi-rigid filler suited to cold temperatures, so forklift wheels do not break the edges.
Loading docks: salt, slush and water from trucks in an Ontario winter.
