High-wear topcoats
Polyurethane Floor Coating in Toronto
Polyurethane is the tougher top layer. Applied over epoxy, it adds abrasion, chemical and UV resistance so high-traffic floors keep their finish longer and don’t yellow in sunlight.
Polyurethane at a glance
The toughest finish you can put on a floor
How polyurethane is used on commercial floors, and where it beats epoxy alone. Compare both in our guide to epoxy vs polyurethane.
Topcoat over epoxy
The most common commercial build: an epoxy base for bond and thickness, a polyurethane top for wear, scratch and chemical resistance.
UV-stable colour
Aliphatic polyurethanes do not yellow in sunlight, so they suit showrooms, storefronts and areas near overhead doors.
Gloss or satin
Available in high gloss, satin or matte, with fine anti-slip additives for wet or greasy areas. See anti-slip flooring.
Recoat, don't replace
When the topcoat wears in busy lanes, it can be screened and recoated without removing the floor. See recoating.
Why polyurethane
A finish that holds up longer
Used as a topcoat over epoxy in lobbies and entrances with sunlight, service bays with fluids and hot tires, commercial kitchens, retail floors and any floor that sees heavy wear. Available in gloss, satin and matte.
Scratch resistant
Better scuff and abrasion resistance than epoxy alone in high-traffic areas.
UV stable
Stays colour-true near windows, doors and skylights instead of yellowing.
Chemical resistant
Resists a wider range of chemicals, solvents and fluids than standard epoxy.
Your choice of sheen
Gloss, satin or matte, with slip-resistant texture where the floor gets wet.
Protect what you have
Recoat instead of replace
A worn epoxy floor can often be lightly ground and recoated with polyurethane instead of being removed. You keep the base layers that are still sound and get a fresh, tougher wear surface.
We check adhesion and wear during the site assessment and tell you if a recoat will work.

Questions
Before you call
Straight answers to what facility managers ask us most.
-
Commercial epoxy starts at $2.75 per sq ft and concrete polishing at $2.50 per sq ft, with standard surface preparation included. Final pricing depends on the system, slab condition and size of the area, and extensive repairs are quoted separately. Every quote is fixed and in writing after a free site quote.
-
Yes. We phase large floors in sections and schedule nights and weekends so your team keeps working.
-
Epoxy builds thickness and bonds to the concrete. Polyurethane is a thinner, tougher topcoat that resists scratching, chemicals and UV yellowing. Most high-wear commercial floors use both together.
-
Often, yes. If the existing coating is still well bonded, we lightly grind it and apply a fresh polyurethane topcoat. We test adhesion during the site visit before recommending a recoat.
