Concrete protection
Commercial Concrete Sealing in Toronto
Sealing is the most affordable way to protect a concrete floor. Hardbond applies penetrating densifiers and sealers that stop dusting, block stains and protect against road salt and freeze-thaw damage.
Sealing at a glance
Stop dusting without a full coating
Sealing and densifying is the lowest-cost way to protect a concrete floor. Here are the options and where each fits.
Penetrating densifiers
Lithium or silicate densifiers react inside the slab to harden the surface and stop dusting. Nothing on top to peel.
Topical sealers
Acrylic or urethane sealers add stain resistance and a light sheen for retail, offices and storage areas.
Grind and seal
A light diamond grind first opens the surface so the sealer works evenly; a step up toward polished concrete.
Reapplication
Topical sealers wear in traffic lanes and are refreshed every few years. See floor care & maintenance.
Sealer options
Matched to the slab and the exposure
We recommend the sealer after seeing how the floor is used: dry storage, vehicle traffic, salt exposure or spills. Sealing costs far less than a full coating and can be reapplied as the floor wears.
Densifier
Hardens the top of the slab and stops dusting in warehouses and back-of-house areas.
Penetrating sealer
Silane and siloxane sealers block water and road salt in garages, ramps and loading docks.
Topical sealer
Acrylic or urethane sealers add stain resistance and a light sheen where spills happen.
Budget friendly
The lowest-cost way to protect a large slab, and a good first step before a future coating.
Parking & loading areas
Stop salt from eating your concrete
Road salt and freeze-thaw cycles break down unprotected concrete in parking garages, ramps and loading docks. A penetrating sealer keeps water and chlorides out of the slab without changing how it looks or feels.
We clean and prepare the surface first so the sealer soaks in evenly.

Questions
Before you call
Straight answers to what facility managers ask us most.
-
Commercial epoxy starts at $2.75 per sq ft and concrete polishing at $2.50 per sq ft, with standard surface preparation included. Final pricing depends on the system, slab condition and size of the area, and extensive repairs are quoted separately. Every quote is fixed and in writing after a free site assessment.
-
Yes. We phase large floors in sections and schedule nights and weekends so your team keeps working.
-
Penetrating sealers and densifiers typically last several years because they work inside the concrete. Topical sealers wear faster in traffic lanes and are usually refreshed every one to three years.
-
Sealing protects the slab and stops dusting at a lower cost. A coating adds a new wear surface, colour and stronger chemical resistance. If your floor sees forklifts, spills or washdowns, a coating usually pays off.
