Polyaspartic vs Epoxy: Which Commercial Floor Coating Is Better?

Polyaspartic coatings have become popular because they cure in hours instead of days. For a business that cannot close for a week, that speed is a big deal. But fast cure is not the only thing that matters. Here is how polyaspartic compares with epoxy for commercial floors.

What polyaspartic is

Polyaspartic is an aliphatic polyurea: a relative of polyurethane that cures very quickly, stays colour-stable in sunlight and resists abrasion well. It can be used as a full system or as a fast topcoat over other resins.

Polyaspartic advantages

  • Speed: many systems can take foot traffic within hours and return to service the next day.

  • UV stability: it does not yellow, so it suits showrooms, storefronts and areas near overhead doors.

  • Wider temperature window: it can be installed in cooler conditions than most epoxies, which helps in Ontario winters and unheated spaces.

  • Abrasion resistance: a hard-wearing finish that keeps its gloss.

Epoxy advantages

  • Thickness and build: epoxy builds a thick, high-strength layer for heavy loads and impact.

  • Working time: slower cure gives more time for a flawless self-levelling or broadcast finish on large areas.

  • Cost: epoxy is usually less expensive per square foot for the same thickness.

The trade-off: speed needs skill

Because polyaspartic cures so fast, there is little room for error. Surface preparation has to be right the first time, and crews need experience applying it on large areas. A poorly prepared fast-cure floor fails just as fast as any other.

Which one should you pick?

  • Need to reopen tomorrow: polyaspartic, or an epoxy base with a polyaspartic top.

  • Heavy industrial traffic and chemicals: a thicker epoxy system, often with a polyurethane topcoat.

  • Sun exposure: polyaspartic or polyurethane on top to prevent yellowing.

  • Large warehouse on a budget: epoxy or polished concrete.
